Why I built this
I built this while trying to buy a property.
On paper, comparing properties felt straightforward—price, location, maybe rental income. But once I started going deeper, it got messy fast. Every property had a different loan structure, different rental potential, different appreciation assumptions. And most advice around me was either overly simplistic (“real estate always goes up”) or purely emotional (“this area feels right”).
What I actually wanted was clarity.
I wanted to understand:
- How much I’m really paying in interest over time
- Whether rental income meaningfully offsets the EMI
- If appreciation actually justifies the upfront cost
- And most importantly—what my net financial position looks like over years, not months
I couldn’t find a tool that brought all of this together in one place. So I built one.
This tool doesn’t tell you what to feel about a property. It simply shows you the financial reality—cash flow, loan burden, and long-term outcomes—so you can make a decision with open eyes.
Because buying a property might be emotional, but it’s also one of the largest financial decisions you’ll ever make.
